If you already own a lot and have house plans in hand, our custom home building service gives you full control over every detail. We bring your vision to life with precision and care ensuring your new home reflects your lifestyle, preferences, and long-term goals.

  • You own the land

  • You provide or work with us to develop house plans

  • We manage the build with milestone-based payments (draws)

This option is ideal for experienced homeowners that are looking for a house that is tailored to their needs, with personalized living spaces that are designed from the ground up.

BUILD-TO-SUIT HOMES

Our build-to-suit option offers flexibility without compromise. If you don’t already own land, we can build on a lot from our inventory or source and purchase one that suits your needs. We then work with you to design a home that aligns with your budget and lifestyle.

  • We own the lot (from inventory or sourced for you)

  • You collaborate with us on the design and finishes

  • We finance the build

  • You pay a deposit (typically 10%) and close the sale when the home is complete

This option is perfect for clients who are ready to enjoy the benefits of a custom-designed home without the financial complexity of financing the construction themselves. Think of it as a new-home buying experience with more personalization and fewer barriers.

INSURANCE REBUILDS

Experiencing a loss due to fire or disaster is overwhelming. Our insurance rebuild service is designed to help you move forward with compassion, transparency, and efficiency. We liaise with your insurance provider, advocate for your needs, and rebuild your home to current code and quality standards.

  • We work with your insurance adjuster to bid on your rebuild

  • You have the final say in which builder is chosen

  • We can match lower bids when needed

  • We understand zoning and building bylaws and identify potential issues immediately

  • We rebuild your house as it was or design one that fits your rebuild budget

  • We manage expectations on both sides ensuring communication stays clear and stress is minimized

OUR PROCESS

Every build begins with a conversation. Whether you’re designing your dream home, purchasing a build-to-suit property, or rebuilding after a loss, we guide you step by step with transparency, care, and expertise.

  • We begin with an in-person or phone consultation to learn about your vision—your desired house size, style, location, and any must-have features. We also discuss budget early on to ensure your goals align with what’s possible. If there’s a gap, we’ll offer alternative suggestions or explain next steps. If the project feels like a fit, we move forward.

  • We work through a custom questionnaire that covers everything from layout to finishes. Based on this, we refine your budget and present a fixed-price contract with a detailed list of specifications—no guesswork or vague allowances. If everything looks good, we sign the contract and collect a deposit.

    We have strong relationships with local governance and stay up to date on zoning and building requirements so that we can identify potential issues upfront. This helps prevent timely delays later on in the building process.

  • Custom Homes

    • You own the lot and typically bring house plans.

    • After signing the contract, we move straight into the permitting process.

    • While permits are being processed (typically 6+ weeks), you’ll begin choosing finishes using our product selection guide.

    • You pay for the build in draws at key milestones.

    • Once construction begins, we hold site meetings to ensure alignment and address any change requests along the way.

    • At completion, we walk through the home with you to address any deficiencies and follow up after move-in.

  • Build to Suit Homes

    • We own the lot—either from our inventory or sourced specifically for your build.

    • We collaborate with you to design the home, then revisit the budget and make any necessary updates to the contract.

    • You pay a deposit (typically 10%), and the remainder upon closing—just like a typical real estate transaction.

    • The permitting process follows, then construction begins.

    • You enjoy a personalized home without the need for complicated construction financing.

    This option is ideal for those who want a custom home but prefer not to manage land acquisition or interim construction costs.

  • Insurance Rebuilds

    • We work closely with your insurance adjuster and provide a detailed bid for the rebuild.

    • Although rebuilds are often awarded to the lowest bidder, you can request us directly, and we can match lower bids if needed.

    • We rebuild your home as it was or you work with our design team to build a home that fits your rebuild allowance.

    • You’re involved in decisions that matter, while we handle communication with the insurance provider to reduce your stress.

    • Payments are made in draws through the insurance company, and we keep both sides informed and satisfied throughout.

    Our design team will work with you to maximize your rebuild budget. We provided flexibility and will show you options that meet your needs while staying within your rebuild budget.

  • Once permits are approved, construction begins. We tailor our communication style to your preferences—some clients prefer detailed updates, while others only want to meet at key milestones. Expect walkthroughs at important stages of building like framing and rough-ins.

    We also accommodate change requests during construction, with clear pricing and approvals before anything is altered.

  • When your home is complete, we do a thorough walk-through together. You’ll learn about key features of your home and can note any immediate deficiencies. After move-in, we encourage you to keep track of anything minor you notice—and we’ll follow up to make sure everything is just right. Major concerns are handled immediately.
